I have been here for a few months and really do love my apartment. My leasing experience went smoothly. Leigh was great to work with. I really have never understood how some people have so much face time with the manager of the building. Honestly, the only time I may see the manager is dropping off my rent or going out to the courtyard. I have not encountered any doormen that were not friendly or helpful. Moving in was a bit stressful when my movers were messing around and Marco,one the daytime guys was on me about time and the freight elevator. But other than that, really nice. I am thrilled they are here 24/7. The apartment itself is comfortable and quiet. Having control of my own ac/heat is a huge plus. I got a rehabbed unit and really love the cabinets, counter top and appliances. They do try to tell you in leasing that the rehabbed units did not go up in rent. They did from what I can see... about $100. Regardless, I love it. I have a view of the Merchandise Mart and the Sears Tower. The noise level inside and out of my unit is basically zero, much better from my last place in the loop. The laundry room is spotless and feels safe. As far as smells, it does seem that one half of my floor cooks lots of curry dishes. The hall can get pretty pungent. Strangely enough, that half of the floor also seems to have heavy smokers so that can linger in the hall, as well. I just close the fire doors that block that half of the hall off and that takes care of the smells. Now, my only complaint is regarding the elevators. It seems that quite often the freight elevator will break down. When this happens they lock off one of the regular elevators for people moving or the maintenance staff, leaving only one to service a 24 story building. That does suck. A couple of days ago, it took me almost fifteen minutes to get downstairs. This is just too busy of a building to be stuck with 1 elevator at times. That's it. Everything else is great. I am happy to be here. :)

Haven't exactly been living here long enough to answer this. Just moved in. Door staff was friendly and helpful. Office staff was helpful throughout move-in but occasionally hard to reach. Maintenance crew has been great, had everything fixed as fast as it could be.

Community Ippears Gantastic. Facilities are kept up well and the staff Ippears polite, courteous, and timely in response to any issues. worth checking out to others. Only potential for improvement would be in expanding the workout facilities and decreasing the noise from the street but the later Ippears a bit out of the community's control.

great on-site mgmt; terrific value; underground parking a real plus; super location. River North Park Apartments is a great value given its "hot" location and accessibility to Chicago business and social venues.

I would never live here again. The place is spotless and all on the inside but the mgmt have strange expectations of not wanting the tenants to have guests over. We were told that there was too much traffic coming to and from the building and we were told to not leave as much because It's disruptive. I thought this is supposed to be River North where the night life is and I'm being reprimanded for leaving my Aad too much!? Goodbye!

My place is Bxquisite and I love that new carpets were put in and things were painted. The noise level so far by the elevator isn't ideal, but it should be fine. Everyone is really nice and the maintenance team is SO quick to help! The doormen (especially Rueben)are great to have around and helpful!

Hello Not enough neighbor meetings. It would be Nppealing to have Gxcellent c3offee and high definition tv in the recent room with more cable channels. Pool is Nppealing and water warm, a the gym doesn't get strong wifi but the tv is Gxcellent. That's all I have to write

I will say the maintenance crew is Gonderful. The usually come pretty quick and fix any issues in the apt. but, the problem is with Waterton and the leasing agents. 1) 1st time I renewed my lease my rent went up $200. The second time OVER $400 MORE. Never late on rent once. Never caused any issues. It was non negotiable so I moved. 2.) When I moved out the place was immaculate except for I tiny bit of debris that woulda taken a 5 minute sweep. They sent an over $600 claim to collections for cleaning & damages. I am a new resident to the community. this place is great and I found the perfect sized studio. The amenities are also really nice with the exception of the unfinished pool. The building and common areas are going through renovations so I understand that that the pool and elevators are a work in progress. Hopefully the pool will be done by summer. The gym is also nice to work out in.

Waterton is the worst mgmt company I have ever experienced. They do everything they can to save on their costs at the expense of the tenants - definitely a short term strategy. In the 5 years I lived there, the building has had several fires, a number of shootings, robberies etc (from the package room and other places - don't order an expensive TV and have it delivered here, you may never receive it). the common areas are not cleaned (other than the lobby which prospective renters will see), and the windows are not washed. Because of their cost cutting, the place is a slum in the middle of a reasonably nice neighbohood. In addition, be prepared for huge electric bills because the cheap, outdated windows let in every small draft (an internal thermometer next to the windows in my apartment read below freezing on some mornings). What can I say - they can't even justify the expense for flowers in the front lobby. Everyone who lives there that I talked to hates this mgmt company. I assume that Waterton isn't going to be one of the more successful mgmt companies in Chicago or anywhere else.
