If you're looking for an apartment in which to study or work from home, look elsewhere. In this building, if your neighbors are doing something - anything - you will hear it. Arguments, reactions to sporting events, tv or music, barking dogs, buzzing power tools, clanking pots and pans, etc. You will hear it all. The walls are thin, and the vents might as well be amplifiers. To the price of rent, add whatever it will cost you to run to coffee shops to get your work done. To the square footage of your unit, subtract about a 3-inch thick coat of white paint that this company uses in the place of any real maintenance between leases. The location is great. The maintenance guys are very responsive. The property manager on site is generally unpleasant, but responsible and easy enough to avoid altogether. The building has had two significant fires in the past five years - one of them fatal. The folks responsible for selling these apartments may talk about storage. Don't be misled - It's a room full of lockers, of which none is guaranteed to you.

I loved the view and the apartment.... But then there is the property manager. Her name is Simone or Simona. Don't dare pronounce it wrong. I disliked going to her for any problems concerning my apartment because I was always met with an attitude. She runs the place like it's a prison. She is extremely rude. Her staff are incompetent. When she isn't present they are scared of her and aren't allowed to make simple decisions without her like reserving elevators. I heard her being rude to other people living there aswell. The apartment and location is nice but I think it's time they change the property manager. She is hard to talk to and isn't friendly at all. I am pretty sure she hates her job since she is always buying lottery tickets from the convenient store that is located in the building which is a plus during the winter and you don't want to go out. I give it 1 star but it is worth more stars if they replace the rude property manager. She claimed that if she was reported nothing would happen because they just contact her directly for everything. Can Planned Property please investigate this woman. I thought people were paying rent there and not living for free?

GOOD: -Really great location. -Maintenance and repairs are generally performed quickly. -Maintenance staff is really friendly and nice. BAD - 21 open building violations with the city as of 7/31/2015. Many of these are over a year old. - The building uses a 3rd party (AUM) to bill for utilities such as water, trash, and heat. Their late fee is exorbitant, and combined with a very short deadline, I often end up paying about 2x as much as the bill was in the first place. On top of this company charges a "service fee" that is at times as much as 25% of the bill. - My rent has been raised close to 10% every year. One year I caught them advertising my unit online for over $1500/year less than what they wanted to charge me. This results in high resident turnover. 2 years later I'm now paying about 20% more than I should be for a comparable or better apartment, but my circumstances forced me to stay. - Expensive parking. I haven't heard of any building in Chicago (even in the loop) charging more for parking than this one.

If I didn't have to move, I'd stay in this building for a very long time. Very safe (I lived alone and always felt comfortable), AMAZING location, updated apartments with thick walls (never heard my neighbors), and all at a pretty great price. The management is wonderful. Always helpful and willing to go above and beyond for tenants. The maintenance is truly 24/7. When I locked myself out of my apartment late at night, someone from the maintenance staff had be back in my apartment within minutes. The gym is actually a great place to work out if you don't want to pay for a gym membership-- always really clean and well-maintained. The laundry room is also huge and I never had to wait to do my laundry. The building is EXTREMELY dog-friendly, and PPM is really big on making sure that pet owners have the amenities they need to take great care of their dogs, with a big grassy area outside and even does pictures with Santa around Christmastime for people's pets. Living at 3130 Lake Shore Dr definitely made my time in Chicago an awesome one. If I move back, I'd either move back to this building or another one managed by Planned Property Management.

I only lived here for one year and moved because the rent went up to more than I wanted to spend on rent, but I miss this building and the neighborhood. The management and maintenance staff is amazing. You have a complaint and they fix it that day. I am spoiled, because I now live in a less expensive building and less expensive neighborhood where you have to call and call to get something done. I can't say enough positive things about the maintenance staff at 3130. The place is cleaned daily, inside and outside the building. I just couldn't justify spending a lot of money on rent, but OMG! I miss the building and the service. It makes it really hard to tolerate where I am living now--Edgewater--the filthiest neighborhood without being dangerous.

I have lived at 3130 N. Lake Shore Drive for 5 years. The staff is friendly and helpful. I was carrying groceries to the inner garage door yesterday and one of the staff opened the doors for me and helped me to the elevator. The staff is wonderful and I wouldn't even consider living anywhere else! This place is my home. My space is undated and beautiful, I have a great view and it's a spacious apartment with a large living/dining area, and bedroom. You should see how much furniture fits in my bedroom. And there's lots of storage too. The building even has events for the residents like bringing food in from local restaurants to the lobby. I think it's a great way to meet neighbors. We also have BBQ's every summer. They have even come in to change a light bulb in my kitchen fixture. If I have ever called the office with a request sometimes within a few minutes someone comes to my place to see what I need done. I highly recommend my building to anyone who is looking for a great place to live. My apartment will not be available, as I plan to live here the rest of my life! I would like to thank the staff for making 3130 the best place to live!

Don't fall in trap, do not rent this one. The major disappointment was insufficient heat. It gets very cold in the apartment and you dont have control of heat. It is centrally controlled and they dont turn it on. I had maintenance guy check the temperature of my room and it was 60. Believe me 60 within apartment is very cold during winter when outside temperature is sub zero. I also had conversation with other tenants and they all have the same issue. The apartment size is small and rent is high. I took it as it had a nice location. However, if I cant stay in house for 6 months in an year what's the use of paying high rent. Other major disappointment was network connection. I had T mobile it did not work, calls dropped, sound not clear etc. I changed it to AT&T and still the same. I can not even attend office calls as the call would drop frequently. Elevators were not working for last 6-8 months and people always complanin about it. Now they have fixed elevators. Oh I forgot. You can wash the clothes but most of the dryers dont work. You have to keep on trying and wasting money until u figure out the working dryer. Its frustrating when u go to pick up your clothes and see they are still wet. And ur like hey atleast this dryer used to work. They also lie about 24 hours onsite maintenance. When I asked them first they denied, then I showed them brochure and they replied "it's a printing error" WTF Waste of money - dont rent this one..

Can live with many inconveniences, but i lost everything moving to this place. Security is non-existant. Elevators never working, Outrageous management who seem to think it is best place to live, maybe for dogs. Being burglarized seems to be my problem to worry about. Simply Ridiculous.

We moved to Chicago very excited about this place and our new life in this city; to only be fully and completely let down by this depressing place some call an apartment. Not only have we been treated absolutely terrible by management, we have dealt with paper-thin walls, no heat during the winter, elevators that never work (at least 19 citations made against the elevators in January 20120, laundry machines that constantly break in the middle of a load, etc. Anything that could possibly go wrong here, does. When there was a fatal fire in January 2012, things only got worse. All I can say is that this place has really destructed our time in Chicago and it is in no way a place to call home. If you want to try for yourself - go for it. Let me know how you feel when you get stuck in an elevator for 30 minutes plus and realize the alarms do not work or when you are caught in a fire only to learn that your building does not have alarms synced together.

I stayed in this building for some time less than a year. Initially, I was not sure why this building got 2.5 star rating. But eventually came to know the reason. To start with good points first 1. Location Easy to commute to downtown by Express busses 2. Guest parking 3. Neighbourhood 4. Empty building You might like it, if you have only 2-3 units occupied out of 15 on your floor. Bad points 1. Safety No fire safety in the building. You are by god s grace if you are surviving in this building for days passing by. 2. Poor elevators Be ready to wait 10 minutes before you can use elevator to leave for your office and miss many of the express busses which was a positive for the building. 3. Rude management Better try not to get a chance to deal with them. 4. Laundry Costliest I have seen in Chicago. Even downtown corporate rentals have a lower priced laundry. 5. Bad infrastructure You cannot control heat in your apartment. At times it gets too hot to bare. 6. Overpriced You can find better condo s in the same neighbourhood with similar price and better building infrastructure. I am one of the survivors of the fire in the building that broke out on January 8, 2012. That was a narrow escape as building has no centralised fire alarm system. Your life is on stake with those small battery powered alarms to go off. I am not sure, if anyone can wake up with that small sound at 2:15 AM when you are in deepest sleep. It s scary to imagine going through all that smoky hallway aithout any knowledge of location of fire. Saved by God s grace. If you want to test your luck, this might be a good place. I will not suggest anyone to be in this building.
