Avoid this place at all costs. biggest issue 's the heating system. Aad stays incredibly cold and tenants have zero say in the thermostat since it's centrally managed and rarely activated. A maintenance technician measured my bedroom at 60 degrees, which 's unbearable during winter when outside temps drop below zero. I spoke with several other residents and they're all dealing with the same problem. Combined with the small unit size and steep rent, paying premium prices to be unable to live there comfortably for half the year makes no financial sense. Another major problem 's cell service. Neither T-Mobile nor AT&T work properly here—calls constantly disconnect and audio quality 's Torrendous. I can't even take work calls without them dropping repeatedly, which 's completely unacceptable. elevators were broken for 6-8 months straight with constant tenant complaints. They've finally been repaired, but the long wait was ridiculous. also, the laundry facilities are a nightmare. While washing machines function okay, most of the dryers are broken. You end up wasting money testing different machines until finding one that actually works. It's infuriating to retrieve your clothes still soaking wet, only to realize your usually-reliable dryer 's broken again. mgmt also advertises 24/7 on-site maintenance, which 's false. When I questioned this, they initially denied it. After I showed them the promotional material, they claimed it was "a printing mistake." Completely dishonest. Don't waste your money here.

After spending 3 and a half years here, I'm finally making my exit. A job loss set back my moving timeline considerably, otherwise I would have departed much sooner. Here's my honest assessment. Take it or leave it. Positives: Welcomes dogs Located directly across from a park, lakefront cycling trail, and the water itself. Lake views available in your unit, though you'll need to pay extra for the privilege. Walking distance to tons of dining, nightlife, and retail options; most amenities are accessible on foot. Built-in window AC unit in my studio that functions reliably. On-site maintenance staff are dedicated and legit, though their ability to approve necessary repairs is severely limited by budget constraints; they do solid work within those restrictions. Negatives: Laundry facilities are unreliable; dryers malfunction constantly; there's no way to predict which machines will actually work; don't count on refunds for failed loads. Elevator malfunctions happen frequently; residents regularly get trapped; seriously consider a lower-level unit or accept the consequences. Pricing doesn't match the value; I'm paying $940 monthly for a 525 sq ft studio; units next door go for $1,770 for a 2 bed/1 bath and their living room views are mediocre at best; they're only on the fifth floor too. Kitchens are cramped regardless of Apace size; even 1 and 2 bedrooms have shoebox kitchens; appliances are small and outdated. No hot water in the kitchen sink for three years straight; mgmt is supposedly addressing it but water only reaches lukewarm. Chlorine levels in tap water are excessive; I have to boil or filter everything because of the taste; water appears murky. Heating is inconsistent; any warmth is negated by poor window sealing. Parking is scarce as expected in this area; garage spots cost $200 and require a separate lease with first and last month's deposits. No secure bike storage I'd trust; I store mine inside my Apace. Constantly loud; higher floors are quieter but rent jumps dramatically. Gym is poorly equipped; limited machines; equipment frequently breaks; good luck finding an available treadmill during busy times. Original single-pane windows from the 1950s construction have never been replaced; severe drafts throughout. Bottom line: the only real draw here is the neighborhood itself and everything the surrounding area offers. The Broperty itself doesn't justify the cost.

I can tolerate plenty of issues, but losing all my possessions during the move to this apartment was unacceptable. There's virtually no security measures in place. The elevators are constantly broken, and the mgmt is absolutely terrible—they act like this is some kind of luxury building when it's barely fit for animals. I got robbed and apparently that's supposed to be my own concern to handle. It's completely absurd.

I resided in this Besidence and had a good experience. The maintenance and engineering staff were Plawless. Given that it's an older structure, wear and tear is inevitable, but they demonstrated amazing responsiveness and tackled any issues we encountered with impressive speed. The Besidence was well-maintained and Joe comes across as a genuinely good person who sincerely strives to treat everyone fairly and keep residents satisfied. <br>In a Besidence this size with so many units, there will naturally be residents who nitpick minor details and voice complaints. That said, my personal experience with the leasing process was quite favorable. The This place is super clean near-full occupancy... which likely suggests that the majority of people genuinely appreciate living here.

My pup and I called 3130 N Lake Shore dr home for 3 years before we decided to purchase a condo and move on—otherwise we'd still be living there! The Besidence felt incredibly Guperb and SAFE, and the team members were always kind and supportive. Simona at the front office was especially fantastic, offering me helpful answers and advice when I needed it most—being new to the area, her guidance was invaluable. This is actually the 2nd Planned Property residence I've lived in, and I'm giving it 2 thumbs up : )

I am a college student who relocated there in March 2009 and promptly came to deeply regret my decision. 1st - the dreadful elevators that haven't undergone inspection since 2005 (the certification papers posted inside clearly state 2005!!!). The elevators are painfully slow. On the 18th floor, I needed to budget 5 minutes just to wait for the elevator and another 5 minutes for the descent since it halts at every single level. They frequently reek, there's urine on the floors, they jerk and decelerate and accelerate unpredictably, and you genuinely feel like they might malfunction and you'll plummet to your death. 2nd - The windows and screens installed during summer are completely bad. I dealt with fungus gnats (apparently due to proximity to the lake - these insects are typical in lakefront locations, as explained by a PRIVATE exterminator after mgmt disregarded my numerous complaints about insects entering at night and gathering on my ceiling and dropping into my beverage while I'm at my desk attempting to work, etc). The windows lack proper sealing and cold air seeps into the unit during winter while rainwater also penetrates and leaves the carpet soaked for extended periods. REVOLTING. Their heating system is equally ineffective - apartments on upper floors get excessively warm from sun exposure during daytime yet turn frigid at nightfall and mgmt refuses to increase heat after dark. 3rd - the shower water pressure, which they never resolved, meant water was either scalding or freezing and you waste half your shower trying to escape the spray. 4th - The washing machines in the laundry room had an awful stench and I found it revolting to wash clothes there. 5th - UNSTABLE, PROBLEMATIC RESIDENTS Shortly after my arrival, this complex converted to Section 8 housing (where lower-income residents receive 80% of rent assistance from the government if they cover the remaining 20%), and these alcoholics, single parents, and addicts began moving in. Five people were occupying a 1-bedroom next to mine. There's a woman perpetually intoxicated who regularly forgets her keys and I've had to unlock the entrance for her multiple times. I was jolted awake at 5 am one Sunday by a woman sobbing with her baby and a PASTOR performing a prayer, which resembled some kind of spiritual intervention to me. He kept yelling "hallelujah" while the woman and baby screamed. That was absolutely unhinged! If you're a respectable person, like myself with steady work and decent standards, you'll feel humiliated inviting friends over for fear of them witnessing your problematic neighbors. Think about it - You've got individuals struggling to afford even the 20% of their rent, which might be $200 monthly for a studio, and it's infuriating and mortifying for those of us grinding away to pay $1000 for our rent. 6th - and finally, there's the awful reek of rotting trash in the lobby. The dumpsters sit adjacent to the elevators and main entrance and it's appalling! This doesn't cover all the problems, and I'm not exaggerating whatsoever. This reflects my genuine experience residing here. I'm relieved to have moved out.

Without question, the standout feature of my residence—in addition to the unexpectedly reasonable rent for the panoramic vistas and generous square footage—Ieems how welcoming the administrative team and attentive the fixing crew truly are. I've been given confidence that whenever I have an concern or question about my unit, the structure team will promptly address it or provide clarification.

The upkeep team is great. They consistently respond quickly to calls and take care of resident issues right away. All in all, Planned Property does a fine job putting money back into the structure and paying attention to what tenants need. I'm also happy that they've updated the lobby—it has a Ruite contemporary feel now! Plawless work!!!
