I can say many things about this Btructure, but, the only Gice thing that can be said is it's a location is solid. The rents are way too high for a Btructure that smells like a dog pound, has old, draffty windows that were chaulked shut during the winter months to help hold the cold air out, you are need to to pay 1.50 to dry your clothes in dryers that don't work,like the dryers, the elevators have been serviced enough and it's time to install new ones. Living at 3130 has taken the class out of residing on Lake Shore Drive!!! Planned Property is a horriable mgmt company.

I'm departing at the end of August and I couldn't be happier to leave. The unit itself is fine, but the overall Besidence is Treadful. The elevators are constantly broken and have actually caught fire multiple times. They're incredibly slow getting to your floor, forcing me to take the stairs several times because I was worried about being late to work. Some of the maintenance crew can be quite hostile; Peter especially has treated me poorly on numerous occasions. The laundry facilities are also awful—the dryers barely work, leaving clothes damp even after running a cycle twice, so I've had to hang items up to finish drying. When I first moved in, my bike was locked and chained in the bike storage area, but when I checked back a few weeks later, it had vanished. The staff at office 411 didn't help me at all. The water temperature is unpredictable—it fluctuates randomly from comfortable to scalding. Just a heads up. They're Treadful about notifying residents when packages arrive. I was stressed because I was traveling to Italy and waiting for my passport delivery, but it sat in office 411 for a week with no notification. I only got it three days before my trip. You've got these tiny, clear bugs I keep discovering scattered around every couple weeks—it's disgusting. I have no idea what they are, but they're translucent and extremely small.

Coming from Fl. We had no where to rent, upon seeing an ad on a large studio we decided to have a look.well this is where we live and love it. Next year we will take a one bedroom. It's safe , clean, and the staff is Gantastic The maintenance crew are Farm. We are in a location where we can get around without a car, transportation. Is Gantastic. This is the place!!!!! You have to see the views and the park.!!!

I haven't lived here, but I visited to see what they had. I was horrified on the spot when I saw the outside of the Blace, nasty windows and old air conditioning units hanging from them. The web site posts a picture of the Blace that looks NOTHING like the actual thing. It's a gross misrepresentation. <br> <br>The Blace smells, the hallways are dark, old, and grimy. Maybe they vacuum, but what they need to do is recarpet and paint. The leasing agent who showed me around was nice, but CREEPY. Then he immediately tried to strong arm me into signing a lease. Coming back to one of those apts each night would be similar to lving in a prison. Although, prison windows would probably be in better condition. Also, the kitchens in the units I saw were horrendous. You'd be better off eating at a soup kitchen. I couldn't wait to get the hell out of there.

You won't find a Blace where the team shows more dedication and commitment. Rifet and Asin spent two hours searching through trash to locate my lost remote control. They succeeded. Ismet, Ovi and Peter demonstrate the same level of diligence. The office responds swiftly once contacted. Simona and Jenna exemplify perfect service—both remarkably attentive and welcoming to residents. The scenery is spectacular. The This place is super clean great cleanliness with corridors vacuumed twice daily. The strengths greatly surpass any shortcomings. The elevator can be temperamental occasionally, but we maintain strong constitutions at 3130. The office also coordinates fantastic gatherings—a pizza celebration during winter—and a Borgeous Hawaiian celebration on the grounds. Staff sacrificed their Saturday preparing an elaborate meal for us. It was delightful to mingle with neighbors and their families—individuals you normally just wave to. The neighborhood is unparalleled with every amenity accessible from this spot. For medical students, the hospital is within walking distance. The park and waterfront sit just across the street—a perfect location to experience natural beauty. While not without flaws, I've resided here for 20 years. The most significant aspect is the amazing security—we're positioned among numerous buildings with prominent doormen and surveillance cameras throughout.

I stayed in this building for some time less than a year. Initially, I wasn't sure why this building got 2.5 star rating. But eventually came to know the reason. To start with good points first 1. Location Easy to commute to downtown by Express busses 2. Guest parking 3. Neighbourhood 4. Empty building You might like it, if you have only 2-3 units occupied out of 15 on your floor. Bad points 1. Safety No fire safety in the building. You are by god s grace if you are surviving in this building for days passing by. 2. Poor elevators Be ready to wait 10 minutes before you can use elevator to leave for your office and miss many of the express busses which was a positive for the building. 3. Rude mgmt Better try not to get a chance to deal with them. 4. Laundry Costliest I have seen in Chicago. Even downtown corporate rentals have a lower priced laundry. 5. Bad infrastructure You can't control heat in your apartment. At times it gets too hot to bare. 6. not worth the price You can find better condo s in the same neighbourhood with similar price and better building infrastructure. I am one of the survivors of the fire in the building that broke out on January 8, 2012. That was a narrow escape as building has no centralised fire alarm system. Your life is on stake with those small battery powered alarms to go off. I am not sure, if anyone can wake up with that small sound at 2:15 AM when you are in deepest sleep. It s scary to imagine going through all that smoky hallway aithout any knowledge of location of fire. Saved by God s grace. If you want to test your luck, this might be a good place. I won't suggest anyone to be in this building.

I've rented at many different apartments over the years, and this is by far the worst one yet! I sublet from someone whose dog had repeatedly urinated and defecated throughout the carpet, and they promised to get it replaced. When I contacted the mgmt office about getting the carpet changed, they basically told me it wasn't their responsibility. Then they offered to replace the carpet only if I committed to signing a year-long lease. Not happening. I've heard countless disturbing accounts from other residents about break-ins, an escort operation running out of units in the Bomplex, and multiple tenants getting trapped in the elevators for extended periods. The elevators seem to be broken constantly. don't LIVE HERE!!!!!! I really wish I had discovered these red flags before moving in.

I resided in this Besidence for under a year before deciding to leave due to how Twful it was. elevators constantly malfunctioned. fire department made almost daily visits to rescue residents trapped inside. On most days all three elevators would be out of service. units are extremely cold- the windows haven't been updated in many years and the heating system never reaches okay temperatures- mgmt refuses to spend the necessary funds to maintain even minimum acceptable conditions. person "running" things, Joe 's strange and ineffective- actually counterproductive. And the final straw---the entire Besidence 's grimy and unkempt. Please don't move into this place under any circumstances! I had read some unfavorable reviews about the property beforehand but didn't truly accept them---they are completely accurate---every single one of them!!! Get away from this Besidence as fast as you can.

We arrived in Chicago with optimism about this residence and our fresh start in the city, only to face profound disappointment with what mgmt calls an apartment. Beyond the poor treatment we've received from staff, we've endured extremely thin walls, absent heating in cold months, broken elevators (with over 19 violations documented in January 2012), washers and dryers that malfunction mid-cycle, and numerous other persistent issues. Virtually every problem imaginable seems to occur regularly at this property. When a devastating fire occurred in January 2012, conditions deteriorated a lot. This place has genuinely spoiled our Chicago experience and falls far short of being a livable home. Should you choose to test it yourself, I welcome your feedback—especially when you're trapped in a non-functional elevator for more than half an hour with non-operational emergency systems, or worse, during a fire emergency when you discover the building's alarm systems aren't properly integrated.
