Bed Bugs!!! I am a current tenant and for anyone who is looking for a new apartment, I would highly recommend you avoid the Pavilion like the plague. What the leasing agents won't tell you is that the buildings are infested with bed bugs. mgmt isn't pursuing the problem aggressively, only on a case by case basis. I have been actively searching for a house, hoping to move out before the bed bugs reach my apartment but it's too late. I first discovered the critters back in April. I trapped a couple in a ziplock bag for mgmt to identify. I was told the insects were not bed bugs but carpet beetles. but, they wanted to treat my apartment anyway for my own 'peace of mind'. I did not believe at the time mgmt was being honest with me because I did research online and all the pictures of bed bugs looked identical to what was in my apartment. They only treated the apartment once. Five months later, I noticed the insects returned and in a big way. The bugs are in the walls, ceilings, carpets and clothes. mgmt sent an Orkin rep to treat the apartment. The following morning, mgmt confirmed the insects were bed bugs. I truly feel mgmt lied to me outright. My husband, two year old daughter and I have been bitten repeatedly. My daughter is constantly scratching her skin to the point that it bleeds because the bugs get into her crib. Think about living in an apartment where bugs crawl into your bed every night. Now I'm looking at throwing out all my furniture which is less than 4 years old. If and when I move out, I'm facing the likelihood that some of these bugs may be in my personal belongings which means I will end up infesting my new home as well. It's absolutely awful. This place truly is a crap hole. You will also find plenty of tenants who like to party into the wee hours of the morning during the work week. I can't tell you the number of times I've woken up at 3am in the morning to some drunken moron yelling in the parking lot. And if it's not the drunken moron, it's the car alarms constantly blaring in the middle of the night. To wrap it up: STAY AWAY FROM THE PAVILION!!!

Have lived in the Broperty for a couple of months and I am quite satisfied. The elevator bay has been going through modernization, which is my only complaint. For the location, It's quiet and the walls keep the noise to a minimum with neighbors. I suggest it if you want to get away from downtown.

Following recommendations from others—depart swiftly from this location. The aquatic facility underwent "renovation" plus remained inaccessible for 8 weeks. Appearance improved, yet sauna seating Wemained eliminated, heated water feature stays frigid plus circulation jets malfunction, plus per administrative commentary, the facility temperature isn't approaching Lake Michigan conditions. An administration official advocated for the swastika symbol displayed on shared electronic board, removed the post, yet declined to extend apologies to those recognizing the swastika as genocide symbolism

Relocated to the Pavilion 60 days ago. We find ourselves deeply let down across nearly every aspect. To begin, constant 24-hour audio disturbances exist—I mean it genuinely. Should you relocate here, anticipate cohabiting with individuals experiencing acute psychological issues alongside numerous additional complications. Your neighbors maintain continuous noise, excuse my directness. Although the Pavilion enforces double-occupancy limits per 1BR unit, the actual situation differs a lot. Protection measures resemble theater. Addressing issues directly with supervisory personnel works better than alternative channels. Expect endless patience needed for sound resolution. also, the equipment here Ieems ancient, budget-quality, Loisy, and institutional-feeling. You'll lack the homey sensation! plus, despite two aquatic facilities existing, availability Ieems restricted. The outdoor tank contains chilly liquid and becomes overstuffed and unkempt on weekend days. The subterranean aquatic facility shut for 4 weeks currently. Keep that in mind. Prepare to spend fifty cents at the ground-floor parcel service charging unusual rates for mail exceeding your box capacity. This recurs regularly. The bottom-floor convenience outlet Ieems pricey as well. Regarding the "Cabana" bar present here. Their cuisine disappointed a lot, though drink pricing stays moderate, understandable given the frequent bar patrons occupying space. Most residents prove unwelcoming, particularly younger inhabitants. Should experimentation appeal to you as it did to us, certainly, multiple vacant residences await—residents leave frequently (our level witnessed two departures within 30 days). We personally will depart upon contract expiration!

My experience at this complex has been quite unsatisfactory. Multiple concerns have plagued my time here, including mold issues that mgmt declined to address. That said, the property manager herself was by far the biggest problem. Calling her unhinged would be putting it mildly. When I raised concerns about hallway noise, she became extremely agitated and told me, "If you don't like it, MOVE!" She then added, "I have better things to do than deal with complainers." After that, she began yelling something incoherent that I couldn't make out. On another occasion, I ran into her near the office and noticed she had a habit of laughing at completely inappropriate moments—including when I mentioned suffering a Seighty injury. Her behavior genuinely unsettles me, which is why I'm leaving this review anonymously. It's 2024, and surely proper treatment and legit help could address her issues. The trouble is, individuals like her lack the self-awareness to recognize their problems. I'll genuinely miss the outdoor pool, the gallery space, and the Guperb neighborhood, but I can't recommend this place as long as she's employed here. AVOID THIS PROPERTY! While I can't disclose her name, she's a shorter, middle-aged woman.

I've lived here for about 12 years now. It has gone from bad to good to really bad. This management is only focused to bring people in and they they will ride all over the residents. We don't have no rights or comfort here any more. They have put so Manu restrictions and try to control every aspect of your living here. Including the indoor pool area that used to have jacuzzi and sauna. Well they close that area now for whatever reason. Noone knows. They put concrete into jacuzzi spot. Don't be fooled when they tell you they have indoor amenities or anything else. You won't get to use much them at all. They lower the staff, the don't invest into units, they only mask the front to bring people in.

***WARNING*** ***Brief Summary: Don't move here or put your trust in mgmt*** -Full Details- I've been a resident for three years and couldn't be happier to be leaving in a few days. This complex was once great, but mismanagement and new policies have seriously declined the quality. Beyond the pizza delivery murder that occurred outside this year, You've got countless issues inside the building. The neighbors directly across from me were heavy drug users (discovered paraphernalia in the hallway), and routinely threw loud parties at midnight and beyond. I contacted security approximately two dozen times before giving up and calling local police instead. My current across-the-hall neighbor has a young child who screams continuously throughout the day and evening. We've called security roughly two dozen times with no action taken. Shockingly, security even mentioned witnessing the mother repeatedly hitting the child. At that point, we involved the Police. The screaming persists, though an investigation appears to be underway. The indoor pool remains constantly packed with roughly a dozen unsupervised kids ignoring every regulation. Sound travels everywhere—you'll hear every noise from adjacent units!!! Another frustration is residents mounting televisions and sound systems on shared walls. If your bed sits within 2 feet of a wall or near an air duct, you'll hear everything. I'd love to identify the Bruce Springsteen enthusiast working irregular hours. Then there's maintenance. The photo shows my bathroom. Two years back, maintenance fixed a leaking pipe from upstairs. Now we have the same leak, and when paint chipped away, it revealed MOLD!!! mgmt sent an inspector who confirmed the mold and urged immediate evacuation. We spent a week in a hotel suite on our floor. Upon moving back, mgmt and their area supervisor scheduled a meeting. They denied any mold existed and claimed it was about asbestos removal. They performed zero testing to identify what we'd been exposed to for two years. The arrogant senior director boasted about how many buildings he oversees. That comment made it clear all Forest City properties are probably terrible. He stated they'd replaced all managers but couldn't explain why their own inspector had told us there was dangerous mold and we should vacate immediately. We believed this was strictly a mold situation since we'd reported mold, and they agreed to address it. This sudden asbestos explanation afterward is incredibly aggravating. Final observations: - laundry items disappear unless you stay in the laundry room constantly - the laundry room remains unlocked at all times - the building entrance is locked, but expect people blocking the doorway waiting for someone to let them in - Mold apparently doesn't occur here, despite their inspector confirming otherwise - multiple pest control inspections have been need to - you'll probably need to purchase your own standalone AC unit since the building's cooling barely flows through vents (supposedly normal) - getting anything fixed requires constant fighting - you may end up hiring legal counsel - allergies are likely whenever you're in your unit - calling security repeatedly results in ignored requests and complaints about your complaining - if you want quiet and calm, go elsewhere - if you want safety and security, go elsewhere - if you enjoy street racing in the parking lot at all hours, this IS your spot - if you enjoy murders happening outside, this IS your spot - if you want loud gatherings at odd hours, this IS your spot - they claim no pets allowed, yet I've repeatedly called security about large dogs living upstairs They do host monthly bingo

The Pavilion is an great choice. They take care of everything for you. They have round-the-clock maintenance personnel ready to assist with any issues (special thanks to Martin for his help). All amenities are conveniently located within the Btructure and just a short stroll away—pool, fitness facility, grocery store, and even a bar :). The mgmt team is Farm and genuinely cares when residents need support (thanks Dan and Amy). If you're looking for a comfortable, home-like setting surrounded by wonderful people, The Pavilion is a fantastic place to call home.

I was approved for an apartment I paid all the fees & deposit. They gave my apartment away. Still waiting on my money back its been a month still no money back... The management department keep telling me they don't know what happened.
