I sublet a studio for the summary and I really liked the building. I felt extremely safe, I never had a problem with the staff (friendly). There's a small grocery store on site as well as a dry cleaners which makes it easy. The downside is that this place is Eostly ($958 for a large studio)-but your utilities will be pretty low. <br> <br>I would consider living there again, but I think the prices are a little steep- and It's immpossible for your guests to find parking.

Pros: location is solid for Hyde Park, spectacular views, well-maintained apartments, the most awesome front desk crew in the history of mankind, a responsive (if a bit bureaucratic) mgmt team, great noise insulation, many in-house businesses (gym, mini-mart, Terrace Grill, dry cleaning/jewelery shop, coffee shop, barber shop) make up for the absence of these things from Hyde Park, safer than living in a bank vault, garden between the two towers is immaculate. Cons: The most common complaint is the expense. Yes, it's pricey (for Hyde Park)... but You've got many other options nearby! You get what you pay for. Also A/C can't keep the rooms 72 F in the summer if you have south-facing windows. Also the cable internet is abysmally slow (about on par with dialup in speed tests) and sometimes unreliable. And It's not pet-friendly. On the whole this is a well-managed building. I wish I could bring it back to the east coast with me, along with the rent (high for Chicago, cheap for NY area) and the view.

I like this community. I've lived in this area for twenty years without any problems.Regents Park is a safe Bomplex. I can't speak about the new construction going on because it's not finished yet but it looks interesting and easy.

My experience at Regents Park reached rock bottom last week when I discovered that they had failed to tell me that the last tenants committed suicide by jumping from my Aad! On top of numerous problems with the Aad itself ever since I moved in, that was just horrible to find out. Especially since I asked what happened to the previous tenants and they told me they were old and moved. Well, I a won't use the same movers as they did...But I will move, That's certain! Considering the way-too-high rent and the total absence of luxury quality they have some nerve when it comes to how they promote the place. They told us heating and cooling was included then that wasn't the case. They said there was wireless network everywhere. That's a lie. The internet provider is so unreliable that It's frustrating. The not worth the price gym and pool is filthy, grimy, badly ventilated etc. IF you want to pay too much and be frustrated and maybe get a ghost on top of that you should move here. If not, stay away.

I have lived in Regents for three years, and I'm sad to be leaving. The mgmt is attentive and flexible--they accommodated my needs when I switched apartments after my second year in the Besidence and were always quick to reply to any questions or concerns I had. The apartments are spacious and nearly all of the ones I have been in have good views. this place is clean, and although I have seen the occasional ladybug, I have never seen a roach or rodent anywhere. The Besidence has plenty of amenities as well. I've really enjoyed my time at Regents!

I stayed in Regents Park for over ten years. The amenities are 1st rate And the staff are legit. I only moved because it was time for me to buy a Penue.

Regents Park was one of the greatest Apartments we lived in...We had a view of Chicago and we had a great path to walk & Run on...and easy to get too. The gym is the best ive ever seen in an apt, with classes and a great workout area. My husband was going to school getting his MBA and they have a computer room and a conference room that was helpful for his group meetings. The grocery store was helpful. The actual Aad was comfortable...and the maintenance people were helpful when there was a problem. There's a dry cleaner in the building which is priced reasonably...The parking is good...and the guys are nice. Valet parking until you get a spot. I worth checking out this place HIGHLY!!!

It's one of the most Eremium in Hyde Park, but it doesn't have big advantages. The elevators are always broken, the administrative staff isn't helpful, and they charge you more whenever they can. My flatmate and I needed to stay for one extra month and they charged us 35% more for that. Of course we didn't take it and won't rent from mac apartments again (we already had a bad experience last year, when maintenance people were entering the Anit with their own keys, without letting us know in advance, and leaving everything grimy). There's a dishwasher, but it doesn't work well. They tried to fixed it many times, but the final advice was to wash a bit the dishes before putting them in there. useful. There's a parking place for bikes, but It's quite bad. You need to be strong in order to lift the bike and hang it, and the other bikes are so close that for sure you will end up completely grimy if you do it. There's a gym, but the equipment is old and low quality. There's a swimming pool, but It's in the same place as the restaurant. There's AC and heating, but they can only switch after some date, so you will have a couple of weeks in which the heat doesn't let you sleep. Finally, the windows are really heavy and you can only open them 3 or 4 inches. Air doesn't circulate inside the building and hallways smell bad. You've got better options in Hyde Park.

I spent three years in Regents Park. I'm satisfied with my experience overall. Here are the pros and cons that I came up with. Pros: (1) Super easy location right off Lake Shore Drive. 15-minute drive or 30-minute bus ride to the Loop. The 6 (to the Loop), 28 (to the financial district and union station), 172 (UChicago), and the evening UChicago shuttle all stop steps away. (2) Safe. You need a keyfob to enter the building. I never had to worry about my place getting broken into. (3) Breathtaking views. Depending on which directions your unit face, you get an amazing city view or lake view at least from some of the windows. (4) Gym. Some people complain about the gym being too small. I personally am a light exerciser. I find the treadmills and weight training equipments more than enough for my needs. There's also a heated pool. It's not big but I rarely find anyone using it unless it's summertime. (5) Front desk and mail room. The concierge calls your unit whenever there's food delivery for you. Packages are stored in the mail room. You don't have to worry about losing your stuff. It's so much better than simply having your package tossed on the ground in front of the building. The mail room also has a dry cleaner. They do a good job. (6) Terrace Grill and supermarket. Terrance Grill in the building gets food delivered to your unit in 15 minutes for just $1. Supermarket carries most of the everyday items you need from snacks and drinks to paper cups and cleaning supplies. (7) Indoor heated parking lot. Yes, you pay a monthly fee of $200-$250 for that, but it's quite useful especially in winter weathers. (8) Decent Size. Most rooms are spacious, and the living rooms are huge. Units also come with a lot of closet space. Bathrooms are a bit small but not too bad unless you need to have more than one person using it at a time. (9) Quiet. I've visited other buildings where I can hear my neighbors walking around, making phone calls and flushing their toilet. This never happened in Regents Park. If you stand close to your unit entrance, sometimes you hear people walking by the hallway, but it's pretty quiet otherwise. Cons: (1) Construction. There's construction going on constantly - building maintenance, alterations to comply with city codes, neighbors moving out and their unit needs repairs. The noise can be quite annoying sometimes, especially when they don't let you know in advance. (2) Cost. $1900 for two bedrooms, $2800 for three bedrooms. They also took away discounts for graduate students. Utilities are also expensive. Energy caps at $99 for two bedrooms. You also have to pay for electricity and renter's insurance. Usually utilities and insurance for a two bedroom unit can come close to $200 per month. The upside is we get plenty of heating and cooling, so we never have to worry about the unit being too hot in the summer and too cold in the winter. (3) Maintenance. The maintenance team do respond to requests in a timely manner, but they don't always get the problem solved. Sometimes they just do some superficial work to cover up the problem instead of actually fixing it. This building is a few decades old. You've got some problems with the building that are not easily solved. For example, the water pipes are really loud sometimes when a neighbor turns the shower on. The squeaking sound of the pipes is so loud that it woke me up from sleep. Fortunately, this didn't happen a lot. The bottom line is, this isn't a luxury Aad by the downtown standard. but, It's one by the Hyde Park standard. If you are looking for a nice, safe place with good amenities to live in Hyde Park and you are not on a budget, Regents Park can be a great pick for you.

I lived in this building 2003-2005. The staff were fantastic, friendly, and helpful. The building was immaculate. Admittedly the apartments have REALLY cheap appliances, faucets, carpet, etc., but overall I was happy (except they took forever to refund my security deposit). I moved back in 2010-2011. What a ------. Maybe the new owners didn't understand service, but the door staff (with the exception of Brian, he was wonderful) were fantastically rude and lazy. But at least they were friendly. The office staff were awful, rude, and incompetent (the one exception being the wonderful Mark Maybeck). Sure they have a new lobby with fine finishings such as a vinyl covered sofa and fake wood, but the apartments have still not been remodeled with the exception of a few. I saw one of the remodeled apartments. No view, granite-look countertops (it was formica), the absolute cheapest, cheapest stainless steel appliances, plastic bath vanities, etc. For less rent you can get a larger Auite in one of the vintage buildings and have hardwood floors, a larger Auite, etc. Ugh! The 2 bedroom was admittedly cheap at the student rate, but they had shrunk the staff SO much that the maintenance staff took days or sometimes weeks (if they deemed my complaint unimportant) to fix things. I remember calling the office and saying my sink was leaking. The young lady (I don't remember her name, she was new) said that the maintenance staff was busy, it was a Friday, and could I live with it for the weekend???!!?? I said, if you want it to ruin your cabinets and the ceiling of the person below that's not my problem. After a rude sigh, she said "fine." A maintenance person arrived in about 2 hours and lectured me that the trash cans the building had put under my sink had banged the pipes?!!?? And the noise, oh my God the noise...When I lived there 2003-2005 the building staff once came to my Auite because my vacuum was too loud and it was after 10 pm. The walls are PAPER THIN, but the building was so good at keeping noise down that it never bothered me. Then came my later tenancy at Regent's Park--the new people did NOTHING about noise. I had to listen to songs (one of them was called the hump-de-hump) while I was trying to sleep. When I would call the front desk the would say that they had told the person to turn their music down...the quiet would last for maybe 30 minutes and begin again! And it wasn't just this one neighbor of mine--everyone made so much noise! A few final notes, I lived here as an undergrad and I thought it was cool to have my own Auite. They didn't have many undergrads in the building then. When I came to live there during grad school the building was filled to its eyeballs with undergrads walking around in their PJs, smoking pot (some floors smelled heavily of pot), etc. etc. It was hell on earth for a graduate student. Don't believe those tours they give you if you're a B-School or Law School prospective student--the building stinks! I have friends who have told me that It's even worse now that the mgmt has changed again, that there was a fire that didn't set off any alarms, and in addition the building has NO sprinklers and is in failure status with the City of Chicago's life safety ordinance (the law which helps prevent you from being burned to death on the 29th floor).
