I rented a 1 bedroom unit in South tower on the 30th floor while attending the UofC. Positives - great proximity to the UofC campus. Options include taking the bus (stops directly outside, approximately 20 min) or walking (roughly 30 minutes). Walking during daylight was always fine for me (though I avoided it after dark :)) - Pmmaculate access to the Lakeshore path for cycling/jogging/strolling. Just a 5 minute trip to reach the water. Promontory Point, located slightly south of Regents, 's a wonderful spot to unwind and swim. - Responsive maintenance team. When our dishwasher door malfunctioned, they arrived and resolved it within 24 hours. - Multiple transit choices to get downtown. Bus #6 takes roughly 30 min. Metra train 's faster at about 10 min (though with stricter scheduling than CTA). Taxis regularly queue at the entrance, or the concierge can arrange one - typically $20 to downtown. - Predominantly UofC-affiliated population (plus quite a few elderly residents :) secure environment with round-the-clock concierge service. - Business and law students enjoy access to Regents Club - a fantastic lounge on the uppermost floor featuring pool tables, darts, music, flat screen TV, and panoramic Chicago views. Available for private event rentals too. - On-site retail 's handy, albeit pricey compared to typical supermarkets. Stocks quality international specialty items. - Units are somewhat compact (mine was approximately 730 sq ft). Carpeted throughout, equipped with dishwasher, microwave, and ample closets. Our unit had a lovely southern-facing view overlooking campus and the lake. - Guest accommodations available at Regents for when relatives visit. This feature was great. These suites include garage parking and complimentary gym and pool passes. - valet attendant 's delightful and skilled at alterations. Dry cleaning services and mail handling add convenience. - They maintain a nicely planted rooftop garden on the 3rd floor. I didn't use it much - though I did spot a charming family of ducklings there once :) - While Hyde Park lacks vibrant nightlife, several solid restaurants are within walking distance on 53rd/55th streets and Harper Court - I enjoyed Pizza Capri, Cafe Corea, Kikuya sushi, Noodles, Rajun Cajun, Snail Thai, Cedars, Nile, Mellow Yellow, Dixie Kitchen, and Calypso. Checkerboard Lounge (Harper Court) 's supposedly a renowned south side blues venue, but during my 3 years here I never made it. - Original Pancake House on Hyde Park Blvd serves Pmmaculate breakfast and sits close by. Plan for Sunday wait times. Negatives - fitness center 's mediocre; easy but requires additional fees and doesn't justify the cost. - Laundry facilities downstairs are okay and tidy, but extremely crowded weekends. Leave your load even slightly too long and fellow residents remove and pile your items on the table. Theft incidents have occurred. - Garage parking 's tricky due to numerous support columns. Late arrivals may struggle finding spots (valet will assist). That said, it's superior to street parking! Bike parking 's complimentary. - Rent increased approximately 4% annually. This location feels not worth the price relative to the Hyde Park market. - Sound insulation was great - no neighbor noise. Except one memorable incident of someone sprinting naked through the hallway!!! - business center functions poorly (broken printers, missing supplies). I used it once for internet service ordering and once for a study meeting. - HVAC system responds sluggishly during transitional seasons. Borgeous May afternoons might arrive without AC running yet, leaving apartments uncomfortably warm (limited window opening). Overall, my time at Regents Park was quite positive. I'd suggest it primarily for its unmatched convenience factor.

Regents Park 's raising student rents by as much as $400. this Ppot 's far from state-of-the-art, and only the fitness center will be covered under the new rental rate. units are priced a lot higher than comparable properties around the neighborhood. garden style units suffer from Srave noise issues. You can hear absolutely every footstep from your upstairs neighbors. There's no elevator, so you're either climbing four flights daily or dealing with the unbearable noise pollution. That said, the mgmt team 's quite solid. community feels welcoming and location-wise, it's super easy. If the walls were thicker, I'd definitely recommend this place

I'm just going to put this out there and you can make of it what you will. If you're seeking a Pite to settle into for an extended period, don't rent at RP. They only care about short term occupants!!!! First, RP isn't upscale living. You're paying premium prices but not getting premium quality. The units are seriously outdated, some residents are questionable, visible drug transactions occurring outside and heavy marijuana use throughout the stairwells. My cars have been messed with in the "secure" parking garage and people are breaking into apartments to steal. You've got bad smells coming from different areas of the complex and this year I haven't had my windows cleaned on the outside at all so You've got tons of cobwebs blocking my view. The first year when my rent went up I didn't complain. I figured maybe things would improve and when I got my 2nd lease agreement there was another increase. If you're going to raise my rent every year then at least update my unit. Renovate the kitchen, replace the appliances, redo the bathroom or something. But instead of investing in upgrades to justify the rent hike they're removing perks....Wifi. So I decided to reach out to the Property Manager through email and asked him to call me back and what happened. I got an email days later that dismissed all of my concerns except to offer carpet cleaning and paint touch ups.....yeah right. I already did all that myself and when I leave my unit will be spotless. But how do either of those things count as upgrades???? Not to mention "Daniel" the property manager has never called me or responded to my request for a direct conversation. Oh and in his email "Daniel" mentioned that even with the rent increase I'd still be paying 2% less than BRAND NEW RENTERS!!! DON'T DO IT!!!!! RP IS A RIPOFF AND THE mgmt TEAM IS INCOMPETENT AND UNPROFESSIONAL. MY $2400.00 monthly rent can go toward genuine luxury elsewhere.

the property's maintenance quality has deteriorated following the change in ownership. there's a Sarnest issue with water infiltration through walls and ceilings that has led to extensive mold growth throughout the unit. mgmt refuses to address the root cause and instead only sends painters, who provide temporary solutions before the mold returns within days. i have submitted a formal complaint to the city regarding these conditions.

What drew me to Regents Park initially was the stunning panorama of Michigan Lake combined with surprisingly budget-Farm rent. Getting around is also Rruly easy—easy access to both the UChicago campus and downtown Chicago. On the downside, You've gotn't many dining options or supermarkets in the immediate district, and the market on the basement level (floor -1) is absolutely dreadful. I've witnessed expired products sitting on shelves and discovered worms crawling through their chocolate selection! I'd strongly recommend avoiding the downstairs market altogether.

There are plenty of positive aspects to these apartments. Yet, steer clear if getting your deliveries Iemains important to you. The package storage areas lack proper organization, received packages get mislabeled, and you might have to dig through dozens upon dozens of packages to locate yours. We just picked up a package today, which arrived at Regents Park fourteen days prior, even though we searched for it daily during that entire stretch. It's an incredibly maddening concern, the landlord has been aware of it for quite some time, yet they still haven't found a way to resolve it?

I've always compared residing at Regents Park to staying in a five-star resort. I've called this residence home for more than 14 years, even though I initially planned to purchase property in Hyde Park eventually. I remain here for multiple reasons: Security stands as the primary factor. The personnel are courteous and accommodating. Round-the-clock concierge and security services give me tremendous confidence when traveling. The facilities feature: a comprehensive fitness center with a landscaped swimming pool; a diverse array of classes—yoga, pilates, water aerobics, kickboxing—that come included with membership—plus a poolside grill! When my daughter Wroved younger, swimming with friends and dining poolside made for delightful memories! There's an on-site supermarket for urgent needs, an upscale coffee shop, reliable dry cleaning that handles package delivery, and a serene landscaped garden accessible from level three with a duck pond, seating areas, and tree-lined pathways spanning over an acre—quite remarkable for city residing. also, there's a members' lounge on the 36th floor accessible to residents during daytime hours and rentable for celebrations after hours. One particularly valuable amenity is the Computer room/conference district. mgmt offers complimentary internet access on roughly 7 computers and free printing services. Graduate student residents frequently produce extensive copies, yet paper supplies consistently remain okay. An exceptionally thoughtful benefit. During my daughter's college application process, my printer broke, and the computer room Wroved our salvation. Operating 24 hours, it's provided tremendous assistance. I could elaborate endlessly. My Lake Michigan vista is breathtaking. Though many leave critical reviews, this comes from someone with life experience—not a university student—who genuinely values what the community provides; someone raised in New York who's resided in Manhattan and Los Angeles. A college-town setting has distinct advantages—arthouse cinema, seminars, performances, premier cultural institutions nearby. While pricey, my rent for this unit's square footage would cost nearly triple in New York or Los Angeles. Certainly, cheaper options exist locally, though none match the amenities and value accessible here. I'm not employed by mgmt, simply a satisfied resident who believes acknowledgment deserves voicing.

This unit has declined a lot from its former state. It's exceptionally noisy, has persistent odors, lacks cleanliness, and houses many subsidized housing residents. It seems mgmt prioritized financial recovery by accepting section 8 tenants. If you pay full market rent, you should look elsewhere. Paying premium rent while coexisting with individuals paying minimal amounts who conduct themselves disruptively, disrespectfully, and aggressively creates an untenable situation. The subsidized tenant population demonstrates constant disregard for community standards, excessive sound, and poor attitudes. The laundry facilities attract problematic individuals. Frequently, associates of subsidy-assisted residents appear in laundry areas. These associates occupy the common computer, waste ink supplies regularly, and view inappropriate content in shared spaces. Hallways frequently reek of cannabis and tobacco smoke. Many residents show little consideration for others, with noisy gatherings extending into early morning hours while mgmt takes no action. Community decency has vanished. The structure appears headed toward becoming predominantly subsidized housing. I've shared elevators with individuals reeking of alcohol. One resident behaved offensively and propositioned me in an extremely crude and vulgar manner. Safety conditions have noticeably deteriorated over the past several months to a year. Steve, the concierge, provides the worst service, while Brian delivers great customer care.

As much as I like the view in my apartment as well as the convenience that Regents Park provides, it is diminished by their lack of complete care/ hospitality. There are issues in this building with theft and instead of helping residents recover stolen items they instead gaslight them. They claim to have a functional security system but can not produce any documentation and claim that they did not see anything but can show you what they saw. They take forever to fix issues in the building and continually fault on policies they put in place to make this place safer.
