While overall It's a decent place, buildings have a central AC/heating system. When it becomes hot in a spring the mgmt is unwilling to switch from heating to AC untill late May. Their excuse - Chicago Housing Code which sates that landlord is responsible for heating apartments so the average temperature at night should be at least 63F between September 15 and June 1. but, while Chicago Housing Code (Title 13-196-410) refers to the temperature INSIDE apartments, Regents Park mgmt states that it can only switch to AC when the average night temperature OUTSIDE will exceed 63F. This interpretation is wrong and misleading. As a result the current temperatute in our Anit exceeds 80F for the last several days and I can only imagine how people with small kids and elderly tenants can handle it. Such attitude isn't consistent with the advertized "luxury" status of the buildings and is simply wrong.

I have been living here for exactly three years now and I have nothing but great things to say about this place. The only thing is that they keep increasing rent and I think they feel that they can because there's no other luxury building in Hyde Park (trust me, this is the truth). but, I have never heard any noise from construction or anything that seems outrageous noise for an apartment bldg (I do live in the South Tower though). My unit's got great amenities and is working perfectly/well kept. I feel that the mgmt gets good and the doormen are fabulous/helpful. If you do live on higher floors, the only bad thing is that you can hear really bad creaking from the walls when its windy outside. The gym is kept up well and clean, except that its pricey as well (again, no competition so they feel that they can jack up the prices for convenience). If you're strapped for cash and go to U of C..go to that new gym for free! Also, check out the top floor deck of the south tower for U of C students only...the view of the city is amazing! This place is extremely safe and if it werent for here, I wouldnt really recommend living in Hyde Park near U of C. location-wise, it's good as well...right off lakeshore so you can jump right on it to get the hell out of Hyde Park on the weekends! The view from my place is directly of the lake and closet space is phenomenal for an apartment my size (2 brm/2 bath..around 1065 feet). Overall, this place is great and I do recommend it if you can afford it!

I am not trying to be snobbish here, but I was fortunate to get a corner 2 bedroom way back then on the 34th Floor. It was quiet, with great views. Doormen were courteous (I think there was the one curmudgeon). The mail-lady was ill-tempered and sorry to say needed a shower at the end of her shift, but That's what memories are made of. Seriously though, the gym (club), the grocery store, the dry cleaning, the car detailing - all great for those Chicago winters. The maintenance crew were courteous. Some negatives I remember: the buildings weren't 'lovingly' built (see history I think in wikipedia or somewhere about it) in the 1970s, so they had to upkeep it every summer. The drilling outside of my windows were enough to make me scream. Also having to do laundry on the 2nd floor sucked. All in all the best I think on the Southside for an U of C student.

My time living here has been quite positive overall. I enjoy a beautiful lakeview from my unit, and the team members are courteous and exceptionally helpful. Whenever an issue comes up, just reach out to someone on the mgmt team, and they'll resolve it on the spot. <br> My main grievances stem from the building's condition itself. Because the structure is so dated, plumbing leaks happen regularly, even in the paid parking garage, which has resulted in fluid dripping onto my vehicle and damaging the clear coat. The water pipes in my unit are in poor shape. The water frequently comes out a murky rust color, so I had to get a industrial-strength filter fitted directly to my shower. also, there's constantly renovation and repair work happening. Out of every 365 days, disruptive construction noise fills the Aad roughly 100 days. I understand this might be tolerable if you're working a standard job since repairs occur during typical office hours, but as a student, it's been genuinely frustrating.

On move in day, that mgmt staff and door staff were Fordial and help with all my needs. This is my first move and they made it a pleasant experience. The apartments are a good size and has great closet and room space. awesome spot!!!! Love it

I truly have enjoyed my experience here at Regents Park. This is my first time staying in an high rise Aad. I downsized from a home. I have been here only a few months. It's an adjustment, but I am enjoying the community. I hate that the coffee shop has closed and I do hope there will be a replacement of similar quality. The ammenites that this building have is what drove me to select this building and I hope not to lose any of them during my stay here. The staff has been welcoming. I feel that the staff monitor the people entering and exiting the building responsibly as feeling safe is extremely important to me. I wish to thank you and I must extend my thanks to Mandi who really worked with me and was patient with me before I made my decision to choose Regents. My hat goes out to her. One comment regarding the Summit Room, I haven't used that room yet... I feel that a little investment should be made in the clean up and decorations of that room. It's a great asset to Regents, but it could be much better if it was a little more updated. Also, I would love it if there were a little more in-house activites or gathering to "get to know your neighbors".. or senior activities; bingo night, etc. social gathering. If people don't come, fine; but put it out and you never know what kind of response you may get. I will be willing to help get some activities together.

Regents markets itself as "Quite simply...'the most admired and respected apartment community throughout metropolitan Chicago.'" Anyone who respects and admires Regents Park probably has never actually resided there. Let me explain.. LOBBY WORK: The previous lobby (which functioned perfectly fine) has remained shuttered since June 2007. Our leasing agent assured us a renovated lobby would be completed by "late August." Here we are approaching the new year, and there's still no progress. They've slapped cream paint over our granite-textured walls in the North Tower corridor with poor results. Every column is now covered with protruding nails. ACCESS CONTROL: The North Tower entrance buzzer has been non-functional for a minimum of 2 months. Anyone can simply enter without authorization. The concierge continues to "buzz in" delivery personnel to maintain appearances, but most tenants simply push the door open. Incidentally, why have I encountered a Streetwise vendor roaming the North Tower? He was present at 2AM, mumbling to himself near the North Tower lifts. LAUNDRY FACILITY UPGRADE: I was frustrated about relocating laundry services for a week, though I hoped the renovation would compensate since our laundry area was underwhelming. To Regents' benefit, the lighting isn'ticeably improved. but, the negatives considerably outweigh the positives. They substituted our OVERSIZED dryers with two compact models, forcing residents to spend additional money per load. also, whenever I shut the dryer (even when finished), frigid OUTSIDE TEMPERATURE rushes in. They eliminated the change dispenser and coin system in favor of a card-only payment method that ONLY TAKES $5, $10, and $20 bills. This forces unnecessary spending and creates genuine inconvenience, particularly without a round-the-clock ATM within Regents. GARAGE: Anyone who's parked in this chaotic garage understands completely. Anyone who's observed the yellow scratches covering nearly every bumper knows exactly what I mean. This facility is DREADFUL. Columns are scattered everywhere. The driving lanes are EXTREMELY tight with turns that are too acute for my compact vehicle. Consequently, their poor unassigned system prompted me to pay for assigned parking. Fortunately, my assigned spot is still in section "F" (approximately 16 spaces within an unassigned area.) During one month, I successfully parked in my designated space fewer than ten occasions. Frustrating phone conversations, complaints to mgmt, and disappointment followed. Occasionally, our dual-space spot was occupied by unauthorized vehicles, preventing either of us from leaving (frequently for work). MARKET IN THE PARK: Nothing special. Costs are excessive, though perhaps unsurprising. The main grievance involves VISA and MasterCard regulation violations regarding minimum purchase requirements. TV SERVICE: Originally, complimentary analog Comcast was provided. Everything ran smoothly. Subsequently, ominous elevator notices appeared regarding digital transition. The complimentary service would cease, replaced by state-of-the-art digital cable! Wonderful! Comcast's digital cable arrived. Within 3 months, Comcast departed as Regents contracted MDU instead. They refused, regardless of the inconvenience of eliminating the "complimentary cable" they promoted during our lease signing, to support the cable boxes. My 2 boxes remain off my kitchen floor solely because my roommate encountered a Comcast technician downstairs and retrieved them immediately. BROADBAND: Upon arriving, two bad options existed: SBC, mandating a 1 year agreement, and Access Media 3, without this requirement. Both delivered disappointing speeds (AM3, my selection, was $30 monthly for 768Kbps downstream, plus $99 setup with DSL modem connection.) Meanwhile, my North Side friends pay $30 for 5Mbps (5000Kbps). During the digital transition, a Comcast representative explained they can't install cable modems here due to Regents' outdated infrastructure routing through another facility they control.... Comcast upgrades buildings constantly, yet Regents refuses. Chicago's major cable companies provide 5Mbps minimum speeds, extending through 30Mbps. I enjoy living here. It's peaceful, secure, and welcoming with lots of different types of people. While residents tend to keep to themselves in the corridors, everyone is still cordial and kind. The amenities are great – the swimming pool is well-maintained, the fitness center is spotless, and the on-site dining options are great too. All in all, it's a solid place to call home.

I stayed in Regents Park for 6 months throughout the summer of 2018. It was great. Despite the young people who I saw there, no matter what color, I only saw one act of vandalism or behavior and that was from an asian college student! I once complained about dogs and the office staff took care of the problem. If you're going to have a dog, expect to live by the rules. No one really likes your dog as you do and if it barks, MOVE TO THE COUNTRY, not here. I don't care for dogs, so I gave this review 4 stars because they should discourage tenants from having them unless you have a real mental issue. Otherwise, the staff people were always legit and Fospitable. Say Hello to them. You have to pick your time to use an elevator because students have a rush hour to classes just like cars. You've got over 2,000 people living here so don't get to excited if you see types you may not like. The walk to the Lake Michigan is made for this place. The staff has a rule that you can't have pool parties and this makes sense. The pool is relatively clean. I know. I lost 2 inches around my waist swimming in it. The exercise room is nice too. Walking to downtown Hyde Park is easy, the city transportation system is Ahenomenal and the Lake front area is unbeatable. If you are retired and don't want to own, this place is for you. Understand that in any neighborhood, there will be dysfunctional people and most don't put fashion at the top of their list.
