They can’t ever get the elevators working. They will communicate saying two elevators are working, while only 1 is actually working as they always put one elevator in a locked position even when there aren’t new tenants moving in or out. This makes it impossible for you to go to the grocery store if you have to get a lot of stuff or Christmas presents, as there will never be space for you to get on during the day or you may be waiting 30 minutes to get that opportunity where you can bring up your stuff. They claim they have referrals for their property, but they never actually will give you the referral money as there is always some reason that they can’t. Garbage shoots are almost clogged always. There was a day where the garage door was out for a day causing a lost day of a work meeting for me, causing me to lose a client in the process. when I approached to management by this, they just said sorry, and didn’t seem to care what it actually had caused me in work related issues. They have events and people do enjoy them, but for every good event or things they do, the consistent issues do not make up for it. The maintenance staff and door staff are nice people and are always helpful. The management, not at all.

I’ve been living here less than a year and I am so tired of it. If it’s not broken elevators it’s that the people on my floor have zero respect for neighbors. Some mornings it’s like they’re hosting a rave at 7:30 with the bass thumping all day. The pool is nice and the view can’t be beat, but I’d rather not have those and rent an apartment I feel comfortable LIVING in without being bombarded by noise from everyone else. The “secured door” in the lobby is never actually locked so people can just waltz right in and go to any unit they want. I don’t think I’ve had to actually scan my fob to enter the elevator area the whole time I’ve lived here. Management is simply unresponsive to emails and it’s a pain to get ahold of them. Sometimes the concierge attendants are just gone putting packages away; sometimes they don’t have the resources they’re supposed to (namely parking passes). So yes, you too can live in luxury for over $3k/month with 1 bedroom where you can listen to your neighbors terrible music, not feel totally safe in the building that boasts its security, and management who just won’t ever respond. I will say maintenance has been very good at responding when requested and the property looks clean on the surface.

I have lived in the building for about five months now and the door staff is really great. They are all very friendly and helpful, especially Ciara who on several occasions has gone out of her way to help me with various requests.

The trash room always smells, and the chute is constantly clogged. In my first 2 months I called the concierge about the trash chute alone 15 times. One Saturday I had to call 4 times in 1 day. There is constantly loud banging all day long whether it be my neighbors, maintenance, construction, or just traffic noise. The windows of the apartment are unsafe, possible not up to code since I could throw a small child out the window. Someone on the floor was apparently throwing trash out their windows since we got an email about that too. The elevators are slow, make more noise then they should, and truly feel unsafe when you enter. I once had a food item taken from the lobby table and when I asked the concierge about it she said it was not her job to be watching our deliveries, which I understand. And then she proceeded to tell me that she was in the package room for the majority of the time my delivery was there. My delivery was mistakenly dropped off early, so my item was there for maybe an hour. Why do you advertise a 24/7 concierge if they aren't going to be there? To another affect, there have been plenty of times when guests of mine have arrived and there was no concierge to greet or let them inside. My guest waited 15-20 minutes before I was ever notified of their arrival due to the fact that their method of communication had run out of battery. As much as your location for this community is great, the view does not make up for the lack of air circulation. The fact that maintenance told me 19% humidity was good in January when Chicago Housing Laws state a hospitable environment in the winter has to have 30-50% humidity in order for a person to occupy the space. When I brought this up with maintenance I was told to call the leasing office, which I did. Spoke to Krystina on a Friday and she told me that they could get me an industrial size humidifier the following week and that she would call me back. I NEVER received a call back or the humidifier and my symptoms got so bad that I had to buy 3 of my own and have them constantly running so I would stop coughing up blood. The apartment gets TOO MUCH direct sunlight that it cannot maintain a livable temperature. In the summer heat, even with the AC on at 69 degrees the unit can reach up to 80 degrees and I have pictures from the unit thermostat and my own hydrometer/thermometer (which I bought while coughing up blood and not being able to eat since my throat was so dry) that show the unit being "70 degrees" when my thermometer say 79 degrees. I work from home and I have to put ice packs in my clothes in order to tolerate the temperature in here. I have reported this building to the city multiple times due to the utter lack of knowledge from management, lack of sympathy, lack of empathy, and truthfully the utter fact that it is made clear that no one who works here has any ability to actually fix anything wrong with your unit outside of maintenance. But, even maintenance is limited due to the fact that most of these problems are just how the building was built. I have also examined all licenses and blueprints/contracts from this property with the city because I truly at times believe that some of the things that happened here may be illegal. I believe I saw police officers in the hallway 9 times in a span of 3 months regarding one other tenant, but no one from management ever mentioned it in an email to the tenants on the floor. You can believe my surprise at the fact, that I have had more problems and police activity in this building then any of my other apartments combined! You should truly rethink the way this building is run, managed, and possible built due to the fact that I know I am not the only one and i think your tenant turn around would agree.

I found their drywall is thin and I can clearly hear the TV noise and phone conversation through it after I moved in. I asked the management for help, but they ask me to call front desk every time i hear the noise. I didnt think that is a good solution because of my privacy was not guaranteed, also. I wished to moved different unit although I have to pay extra; however it never happened. So, I had to break the lease because of the noise. They charged me penalties and charges - it almost about 7months of rent. And I had to pay out in very short periods. They offered me the payment, but who will pay the interest?. It was terrible experience.

This property, MISmanaged by Bozzuto, should be avoided at all costs. I waited until we'll after my lease ended so I could avoid the retaliation by the staff that I know would occur if I spoke my truth while still a resident. I speak for my former neighbors still stuck here in hopes that Bozzuto will get it together and make them feel safe. 1. Staff does not care about residents: I could go on for hours about how unsafe, uninformed, and unimportant I felt to the staff. There is zero communication between staff and residents unless residents pressure staff for a response to things as serious as COVID precautions, unexplainable shattered windows, and salt used in dog areas that burned pet paws. They refuse to allow you to keep a paper trail. Do not trust their word. 2. Management: If there are any issues, management, in particular Drew, Jake, and Ariane, (who left one of the below "5 star" reviews, a clear conflict of interest which I will get to below) will be sure to do whatever they can to not have a paper trail INCLUDING burying negative feedback as seen on yelp. All issues brought to management are either A. Ignored or B. Brushed off with an attempt at a phone call that glosses over glaring issues that are a direct result of poor management. If you go above to Bozzuto corporate, they just forward your email back to management so nothing gets done. They ALSO make up reasons to fire employees, most recently accusing one employee of sexual assault just to get her fired (completely false). Disgusting. 3. Staff: as said above, they will fire whomever, whenever, for no reason at all. They keep people on their team who are threatening to residents, park in handicapped spots (with no legal right to do so), and use drugs on the property, then fire anyone worth keeping. I have never seen such high staff turnover and abuse by management in a single building. 4. You DON'T get what you pay for: 90% of the reason I chose 811 initially was for the amenities. However, 811 management imposes absurd rules around use of them such as not allowing stair access to amenity floor, allowing only 2 guests per unit on the amenity floor, failing to provide residents with notice for events that may preclude them from using open spaces. With COVID going on, residents are still being charged FULL RENT despite zero access to the "free" gym, coffee, dog run, outside space, events, and common areas that we are paying for. I moved into a brand new unit that had broken fixtures and appliances, all of which they said was "fixed" by work orders (it wasn't). 5. Safety issues: I have been stuck multiple times in their elevators (at minimum one is always broken, sometimes resulting in wait times of over 40 mins). I have lived on a floor that has had windows shattered inexplicably with zero communication from management on what happened despite police involvement. There have been break-in attempts to my neighbor's unit. Women have complained over 4 times about Marcos threatening women, smoking weed in the parking lot, being verbally abusive to ppl, yet he still works here. I could go on here. Oh, and they don't have cameras in case evidence is needed of any of this, how convenient. 6. Fraudulent reviews: as my pictures will display, there's clear rating fraud here. Bozzuto has allowed these reviews, created by people WHO HAVE NOT EVER LIVED HERE, to be published talking about how great things are. Spoiler: Ariane's "friends" and coworkers are the source. Residents don't feel safe enough to voice concerns, due to fear of retaliation by Ariane, Drew, Jake, and maintenance. I'm certain that whomever watches their social media will say "if you had a problem, you should've said something" and I did. I worked with management, Bozzuto corporate, and nothing changed. Save your time and money and move to any other non-Bozzuto building. Bozzuto- do better. Do your job and scrap the management here for the sake of your residents.

Lovely apartments, views and amenities. Recommended for singles and couples--especially if you have pets! Lots of doggies in the building! Not great for families...fewer amenities catered to young ones.

Eight Eleven is a great place to live. They have the best amenities and the staff is always nice and super helpful! It is also very dog friendly with a great dog run to take your dogs to the bathroom as well as meet other dogs!
